The Zaria Court Kigali General Manager is responsible for overseeing all operational and management aspects of Zaria Court Kigali (ZCK), a premier mixed-use real estate development in the heart of the Kigali Sports City. The ideal candidate is a dynamic, young professional with a background and interest in property and events management, sports and entertainment, operations, and fast-paced, high-growth business culture. They should be well-connected within Kigali’s sports and entertainment ecosystem and possess a modern, trend-savvy approach to management.

This person will be responsible with setting up the operations of the business during the pre-opening phase in Q4 2024, and will take ownership of Zaria Court Kigali, ranging from daily events and activities to branding and partnerships. This person will be working as the leader of the ZCK team with the operating partners, QA Venue Services Rwanda (QAVSR) and Aleph Hospitality (Aleph). This person not only loves Kigali, but they are proud to represent a growing global brand of the city – this job should come with a healthy dose of pride. They have their finger on the pulse of the city, and are in tune with the hearts and minds of the people. They aren’t afraid to stand at the front and lead when times get tough, and they are humble enough to not always want the credit and to empower and celebrate their teammates. This is a work horse position, not a show horse one. This person “lives and breathes” Zaria Court Kigali and is the owner and ambassador of the project. They will spend a significant portion of their life pouring energy, time, and attention into the campus.

Responsibilities:
  1. Site Event Coordination:
  • Oversee the events calendar for Zaria Court Kigali, working with QAVSR and Aleph to ensure a mutually beneficial events calendar for ZCK.
  • Coordinate with event planners, vendors, and stakeholders to ensure successful execution of events, leading QAVSR on all events that take place outside of the ZCK hotel space.
  • Develop new, innovative event concepts to attract diverse audiences, pioneering regular events that animate ZCK and breathe life into the space while generating sustainable revenue streams.

2. Team Management and Development:

  • Manage all teams at ZCK under QAVSR, building a strong team of hungry, talented staff that can grow within the Zaria Court brand.
  • Foster a collaborative, energetic, and productive work environment.
  • Conduct regular performance reviews and provide professional development opportunities for all employees within the ZCK ecosystem. This professional development should include upskilling opportunities and ways of building the capacity locally in the market in Kigali.

3. Oversight (incl. Hospitality Activities):

  • Oversee reporting from Aleph Hospitality, the manager of the on-site boutique hotel.
  • All reporting from Aleph will flow up to this position, which will require regular reporting and insight/analysis for the benefit of Zaria Group’s ongoing activities.
  • Ensure high standards of service and guest satisfaction, working with Aleph to make sure that the guest experience of Zaria Court Kigali customers and stakeholders reflects the brand’s desired goals and outcomes.
  • Address any operational issues and implement improvements.

4. Partnerships and Collaborations:

  • Identify and establish strategic partnerships and collaborations with local and international organizations and brands, including partnerships for sponsorship income and brand collaborations.
  • Develop and maintain relationships with key stakeholders, including government agencies, businesses, and community groups. This role is heavily dependent on relationship development and positive engagement.

5. Reporting and Oversight:

  • Prepare and present regular reports to the Zaria Group Executives.
  • Monitor key performance indicators and implement corrective actions as needed.
  • Ensure compliance with all local regulations and standards.

6. Brand and Regional Presence Management:

  • Manage the brand and regional presence of Zaria Court Kigali, ensuring that the market has a strong positive relationship to the Zaria Court brand. We want Zaria Court to become a regular part of the weekly rhythm of our users, and this brand presence is an important component of that.
  • Develop and implement marketing strategies to enhance brand visibility and reputation.
  • Represent Zaria Court Kigali at regional and international forums, as needed and guided by the Zaria Group strategic plan.

7. Retail and F&B Management:

  • Oversee the operation of retail and food & beverage outlets within the site, in partnership with local operators and tenants.
  • Ensure tenant satisfaction and optimal performance of retail spaces by leading the QAVSR team in this endeavor.
  • Develop initiatives to increase foot traffic and sales for the retail space, finding ways to create sustainable revenue streams that meet the local F&B needs and make the business less reliant on foreign tourism cycles.

8. Park and Event Space Management:

  • Ensure the public park, playground and all event spaces are well-maintained and accessible.
  • Develop programming and activities to enhance community engagement, creating initiatives that make ZCK a beloved part of the community.
  • Coordinate with maintenance and security teams to ensure a safe environment.

9. Financial Management:

  • Develop and manage the annual budget for Zaria Court Kigali.
  • Monitor financial performance and implement cost-control measures in partnership with the finance teams from QAVSR and Zaria Group.
  • Explore new revenue streams and investment opportunities, taking into account a focus on financial stewardship of the space.

10. Sustainability, Impact, and Innovation (“The Zaria Court Way”):

  • Follow the guidelines within “The Zaria Court Way”, the company’s internal
  • guidebook for all Zaria Court locations.
  • Promote sustainable practices within the site, implementing the ZCK impact strategy that the position will work to co-develop with Zaria Group executive staff.
  • Encourage innovative solutions to enhance operational efficiency and customer experience.
  • Stay updated on industry trends and best practices, positioning ZCK to become a catalytic industry leader within Africa’s urban sports and entertainment ecosystem.

11. Membership:

  • Serve as the interim director of membership for the Zaria Court membership program, making sure that the membership program grows within the site and beyond.
  • Create unique membership benefits within the site that drive membership growth and additional revenue streams.
  • Develop a staffing structure that can create a sustainable management structure for the membership.
Additional Responsibilities Related to the Position:
  • Develop and implement a long-term strategy for partnering with QAVSR’s other venues (i.e. Amahoro Stadium, BK Arena, Nyandungu Eco-Park, etc.)
  • Develop systems to oversee multiple disciplines including Account Management, Client Services, Ticketing Strategy, etc.
  • Provide direction and oversight for all ZCK leadership and staff, ensuring contract deliverables and business growth for the brand.
  • Guide strategy for improving business aspects like: Account Management, Client Services, Sales, Marketing, Implementation, and Ticketing Strategy to maximize client satisfaction while protecting business interests and brand of ZCK.
  • Negotiate financial deals with venues, sponsors, event managers and promoters.
  • Participate in pitch meetings with the Sales team.
  • Represent Zaria Court Kigali as an industry expert at conferences and industry meetings.
  • Advise on quarterly Zaria Group board meetings, including developing robust reporting.
  • Network and build relationships with agents, artist management, promoters, venue managers, and other potential clients. Maintain current client relationships for the brand.
  • Travel to cover roadshows, conferences, events, festivals, and seek new clients, projects, and partners.
Qualifications:
  • Bachelor’s degree in Business Administration, Hospitality Management, Real Estate, or a related field. Master’s degree preferred.
  • Minimum of 3-5 years of experience in operations management, preferably in creative/brand development or a related field within sports and entertainment.
  • Experience in start-up culture and environments is preferred.
  • Proven track record of successful team management and strategic planning.
  • Strong leadership, communication, and interpersonal skills.
  • Well-connected within Kigali’s sports and entertainment ecosystem.
  • Ability to work effectively with diverse stakeholders.
  • Proficiency in financial management and reporting.
  • Experience in event management and marketing.
  • Fluent in English (required) and incredibly strong preference for clients fluent in Kinyarwanda and/or French and Swahili.
